Current Off-the-Plan Sales tools aren’t enough!

I've been learning about standard techniques and sales tools

Or at least it seems so, from the latest review of the market. It seems that the off-the-plan market has been in a serious slump in Sydney, Melbourne and Perth as well. We all know that was about to happen sooner or later, however, I decided to take a look at the tools developers, agents and various affiliates are using to sell their stock.

Since we are working closely with several developers and agents, locally and overseas, I was able to take closer look of the process, and compile a list of tools usually used from the beginning of the process.

Usual sale process for off the plan properties goes somewhere along these lines:

  1. Describe the project with a lot of attributes and embellish the project as much as possible on all sorts of social media, and email-bomb everyone you know.
  2. Order still CGI images which describes the project accordingly (about 10 images in total, or in case of a ‘luxury’ project order animation or even VR presentation)
  3. Order a website that will hold images, text and contact information
  4. Wait for approximately for 6 weeks for completed work to be delivered
  5. Justify the production cost to the client and hope that it will suffice
  6. Create Excel table to control the stock with all your affiliates and colleagues
  7. Update the table each time you make a sale or a reservation
  8. Send updates to all your affiliates and colleagues on daily basis
  9. Explain the project in great detail every time prospective buyer asks about the apartment you don’t have done in still CGI images

* Some clients, have spent tens of thousands of dollars on various CRM systems, spanning from Microsoft Dynamics to Salesforce, just to be able to sort stock.

Have I missed any of the steps? Probably. However, most of the companies are pressed with this process, due to lack of tools.
